This split level Spanish Colonial Revival home was extensively renovated by the former owners, Gay and John Fotsch, who were presented with a bronze plaque designating the home as a City of Dana Point 1930 Historic Woodruff Home at the October 28, 2008, Planning Commission meeting. Before the vote, City Architect John Tilton narrated a slide show on the restored home and recommended approval to the Planning Commission based on the tremendous improvements made to the property. Built as a small Spanish Colonial Revival bungalow, the house had a later addition of wood siding added to the back, visible from the side and rear of the home. Charles Hunter designed the home in a rectangular plan with two offset, front gable roofs covered with red clay barrel tile. A shed roof porch, located in the “L” of the gables, features a charming arched opening to a side facing entrance door. In the front wall to the right of the arch is a large, wood double casement window accented by an engaged hood and sill with grille supports at the corners. The stucco walls are hand trowelled. On the right wall is a side entrance and a stucco chimney. The rear edition has been renovated and stuccoed to match the original home and the tile roof was removed, repaired and replaced. The home has a street-to-street lot location allowing entry to the double garage from Seville Place, the street behind. A large patio above the garage allows expansive ocean views to the southeast. The new landscaping incorporates two historic Woodruff ship lanterns that were found beneath the home.
